Tan & Tan Homes is a division under Tan & Tan Developments Berhad established in early 2019 to make the experience of investing in Tan & Tan’s real estate simple, so that Owners can focus on the important things in their lives.
Tan & Tan Homes play a role as a Home Manager that save the hassle and time for Owners. There is NO need for Owners to be on-site in Malaysia to inspect the properties, deal with numerous agents, commit endless hours to waiting around for the handyman to work on repairs, or tending to tenants’ request and following up with contractors, because all these tasks will be taken up and managed professionally by Tan & Tan Homes.
Vacant possession & handover
Inspect Owner’s properties to identify defects, coordinate repairs with the Developer during the warranty period, and provide a final inspection to ensure the home you purchased is up to expectations.
Assist in handover of the unit and keys collection if the Owner is not around.
Propose a fitout package in line with market expectations to increase the marketability of your unit and possibility of increased rental yields.
Seek for suppliers of furniture and contractors for installation.
Co-ordinate the renovation and fitout process from start to finish and inspect the quality of the furniture.
Conduct due diligence on the optimal rental rates for your unit.
Identify and liaise with real estate agents, coordinate viewings, assist to screen prospective tenants, manage client requirements, review tenancy agreements.
Manage tenants’ requests during their tenancy.
Assist to inspect the property twice a year when it is tenanted.
Manage expiring and/or renewal of tenancy agreements by inspecting the property, collection of keys, checking inventory condition.
Maintenance of your property
Inspect any damages to the property, seek and consult professionals.
Attend to tenant complaints, wear and tear repairs.
Coordinate repairs and maintenance from start to finish and inspect the quality of work.
Help manage the numerous bills that come across to the Owner (i.e. quit rent, management fees, and utility bills).
Provide additional assistance like arranging for cleaners, checking the mail box or changing ownership of bills.
If there are services that Owners require and we are able to assist with, we would be more than happy to help.
Communications and reporting
Owners will be updated of the status of their home in a monthly report.
As and when important developments arise, we will update the Owners accordingly.
